General Maintenance Foreman - 2nd Shift Only

Full-Time, 12 Months Non-Exempt, Pay Grade 11
The General Maintenance Foreman performs routine skilled work in making electrical, carpentry, plumbing, mechanical, refrigeration, painting and related repairs and installations. Supervision is exercised over skilled and semi-skilled workers. Maintains acceptable attendance in accordance with Albemarle County guidelines as well as compliance with safety standards. Provides direct supervision to assigned personnel, including making recommendations regarding performance evaluations, disciplinary actions, and leave requests, etc. This position is designated as "Essential Personnel", which requires that employees report to their job site during emergency situations, such as snow, inclement weather, or other emergency situations. May be on call 24 hours, 7 days a week for emergency situations, including weather and other building emergencies. Essential functions include, and are not limited to the following:
- Supervises semi-skilled personnel and personnel performing routine skilled work, including planning, scheduling, organizing and coordinating work orders in the repair of schools buildings, grounds and equipment;
- Supervises grounds maintenance;
- In cooperation with the Supervisor of Facilities Management , plans all rough carpentry and general repair projects including design, material procurement, allocation of manpower, schedule and evaluation of work completed;
- Provides on-the-job training for maintenance mechanics and helpers;
- Coordinates a preventative maintenance program for various equipment;
- Serves as a liaison with private contractors hired to make major repairs;
- Participates in meetings with the Supervisor of Facilities Management and other foreman to promote teamwork, cooperation and excellence;
- Assists the Supervisor of Facilities Management with evaluation of new employees and the annual evaluation of maintenance mechanics and general maintenance workers;
- Acts as a resource person for safety and equipment knowledge;
- Repairs windows and doors, builds shelves and partitions, installs ceiling/floor tiles;
- Makes minor repairs/replacements for switches, outlets, light fixtures, electric motors, etc.;
- Replaces locks, door closures and screens;
- Installs and repairs plumbing lines and fixtures;
- Repairs playground equipment;
- Performs and supervises painting;
- Makes minor repairs/adjustments for heating and cooling service requests and HVAC systems;
- Provides cost estimations for repairs, installation and general maintenance services;
- Establishes appropriate safe practices for school staff and other employees;
- Prepares necessary records and reports;
- Assumes responsibility for the security of materials, equipment, tools and supplies;
- Performs related tasks as required.
QUALIFICATIONS: Any combination of education and experience equivalent to completion of high school or vocational school and at least three years experience in building maintenance and repair work, and one year supervising trades employees. SPECIAL REQUIREMENTS: Negative drug screening and tuberculin test required. Possession of a valid Virginia Driver’s license.
Ability to communicate with customers, subordinates and supervisors; ability to be customer service oriented; ability to supervise other employees. General knowledge of the practices, methods, tools and equipment used in general maintenance work; general knowledge of occupational hazards and necessary safety precautions associated with work; ability to interpret technical bulletins and schematics on equipment related to assigned area; ability to understand and carry out oral and written instructions; some knowledge of methods, tools and equipment of standard building trades. Skill in using computer and associated software for email and electronic documents.
PHYSICAL CONDITIONS AND NATURE OF WORK CONTACTS: Performance of more strenuous physical tasks, such as a) walking over rough or uneven surfaces; b) bending or stooping; c) working in confined spaces; d) lifting or carrying items weighing 20-50 pounds, with occasional lifting of items weighing over 100 pounds. Complex operation of gasoline, diesel or electric-powered machinery or shop equipment, requiring the manipulation of multiple controls or fine adjustments. Exposure to potentially disabling/nondisabling injuries or illnesses. Regular contacts made with individuals from: a) other internal organization units; b) outside organizations; and c) the general public for purposes of exchanging factual information which requires some judgment or interpretation in order to be responsive to questions or applicable to a specific situation. Communication is cooperative in nature, with most conflicts resolved by higher authority.
SALARY: Hiring Range: $16.33 - $19.60/per hour based on experience, education, and internal equity.
Internal candidates will receive pay adjustments in accordance with County School Board Policy, GCBA-R and internal equity considerations.
SHIFT HOURS: 2:00 pm - 10:30 pm
