General responsibilities of the Lead Custodian III include management and implementation of sanitation services for buildings that are over 90,000 square feet, leadership and training for 3.5 FTE or greater custodial staffing, maintaining a work order system, performing daily routine cleaning tasks and minor repairs.  This position is designated as “essential personnel”, which requires that employees report to their job site during emergency situations, such as snow and ice removal. **Lead Custodian III positions are based at schools whose square footage is greater than 33,900.  Essential functions include, but are not limited to the following:

• Opens and/or secures the building, ensuring all exits are properly secured;  May respond to security alarms to meet law enforcement;
• Frequently inspects building for safety and cleanliness, referring deficiencies to the appropriate personnel;
• Conducts monthly safety review and submits report to Custodial Program Manager;
• Checks controls for heating and cooling systems (must have a working knowledge of mechanical system);
• Reviews, approves and submits time records for custodial staff;
• Orients, trains and provides performance review feedback for custodial staff;
• Manages inventory and submits supply requests;
• Processes deliveries;
• Submits and maintains records of repair requests using computerized software and Microsoft email;
• Performs routine cleaning tasks using Albemarle County Schools prescribed procedure;
• General functions include: trash removal, mopping, filling dispensers, and operating motorized equipment; Must perform preventative maintenance to keep equipment working optimally;
• Schedules custodial personnel for public building usage functions and extracurricular school functions;
• Reviews and evaluates event forms; Independently makes decisions regarding staff and required resources to effectively deliver custodial services for school functions and special events;
• May serve as building manager in absence of school administration during building rental events;
• Reviews work order requests and submits items for Maintenance using MP2 software;
• Responsible for interacting with school PTO to provide assistance and set-up for functions;
• Maintains building perimeter by sweeping walks, cutting grass, weeding flower beds, and removing snow/ice;
• Restores floor surfaces by following prescribed procedure outlined in the Albemarle Custodial Handbook;
• Performs other duties as required.


QUALIFICATIONS:  High school diploma, GED, or equivalent work experience required; two years of custodial experience or comparable training and experience required.  Must have minimum of 2 years of supervisory or team leader experience. SPECIAL REQUIREMENTS: Satisfactory health condition in order to meet the rigors of the job. Negative drug screening and negative TB test required. Must successfully pass criminal background check for employment with Albemarle County Schools.  Possession of a valid driver's license issued by the Commonwealth of Virginia, depending on assignment.


Must have ability to learn cleaning methods and safety procedures as prescribed by Albemarle County Schools.  Must have knowledge or ability to learn/use computer functions (email, internet, Microsoft Office, departmental software).  Must have good oral/written communication skills, good interpersonal skills, be well organized and have the ability to manage multiple responsibilities.  Must be comfortable interacting with a variety of daily contacts.  Must have a positive attitude and the ability to develop and maintain effective working relationships with administration, students, and PTO and community members.  Contacts are usually cooperative, however may require tact and diplomacy.  Must exercise good judgment and the ability to make independent decisions in best interest for the school. 


PHYSICAL CONDITIONS AND NATURE OF WORK CONTACTS:  Standing or walking briskly throughout an 8 hour day; however bending twisting, stooping and lifting are frequent movements.  Must be able to lift objects weighing up to 10 lbs. continuously, 10-25 lbs. frequently, and up to 75 lbs. occasionally. Occasionally exposed to hazardous conditions created by weather.

 

SALARY:   Hiring Range: $13.09 - $15.71/hr based on experience and internal equity.
                Internal candidates will receive pay adjustments in accordance with County School Board Policy, GCBA-R.
